Downtown Bellevue is still hot. I was at the Belle Arts site this past weekend and they sold 6 out of a remaining 15 units or so in the past 2 weeks - pretty good!
That city's core is really growing. With all of the development money being poured into it, it's becoming an even more attractive place for residential living.

Bellevue is still a hot market, especially in the downtown core.
Bravern will not necessarily compete with Bellevue Square, as the anticipated stores there are going to be even higher end, luxury outlets.
I was talking to some agents in downtown Bellevue today and one of them mentioned that among Freeman's projects was one to potentially demolish the parking structure outside of JC Penney's/Macy's to build a mall within a mall - another residential/commercial mix. This is all heresay, but given that the mall itself is such prime real estate, I believe that the parking lot's space is worth a lot more to the city and its developers than in its current form
